The new home begins at the lowest level since 2016 – The Irish Times

The number of new homes that have started so far this year is eight times less than eight times that time in 2024 and is now at its lowest level since 2016, the new figures appear.

The latest starting data from the Ministry of Housing shows 3945 notice to start working in new homes so far this year. This is compared to 30,689 for the same period last year.

The number of starting notifications of January and April has not decreased less than 5480 since 2016.

A starting notification is sent by the landowner to the local authority as a sign of their intention to start a site on a site they have received. This does not mean that the construction has started, although once the notification is validated by the work of the council, it should start within 28 days of submitting it.

The Ministry of Housing said that the decrease in the numbers is “unexpected” and “most likely reflects a shift in the construction sector to advance in homes already in the pipeline.”

He said that there has been an “unusual number that was presented in the past two years in response to government measures to accelerate the offer, especially by giving up the development tax and deducting water communication.”

These two planners were presented in 2023 as temporary measures to stimulate the construction of new housing developments. Its validity ended in October and December last year.

The Ministry of Finance said in February that “reducing the accuracy” of the starting notifications as a guide to handing over new homes.

While these final dates may partially explain the big difference in numbers now compared to 2024, they do not explain the decline between now and before these plans appear in 2023.

The comparison of the data for the first four months of several years shows that there are 9,928 notifications that were presented in this time frame in 2023, 9,343 in 2022, 7,611 in 2021, 7,892 in 2020, 8,523 in 2019, 6,300 in 2018, 5480 in 2017 and 3,735 in 2016.

Former Minister of Housing Darrag Operation referred to this starting data as an indicator of increasing housing supplies in the pipeline.

Commenting on an increase in the starting numbers in March 2024, he said that it indicates “the presence of a strong stock of new housing in the pipeline” and that “the show is increasing in the pace and size.”

Residential spokesman Shane Vin Eyen Ain said that the new characters prove that “delivery of housing is declining.”

Mr. Broin admitted that the data may be less reliable because the 2024 numbers were perverted by the timelines for developers to take advantage of the planners.

However, he said: “There are still very bad news in terms of delivery for both 2025 and 2026.”

“What he explains is that the delivery of housing is declining under this government,” he said.

Democratic housing spokesman Rorre Herne said the new numbers “do not herald a good delivery of housing in the coming years.”

“Although the starting data does not directly indicate the number of houses that will be built, it gives a clear picture of the home building pipeline for the coming years.

Mr. Herne said: “The data we see today is really terrifying and indicates a complete collapse of the start of the house. Instead of running the angle on the housing, it is now clear that this government leads us to Jurf.”
